How much down payment do I really need?

As low as 3% on conventional loans for first-time buyers, 3.5% FHA, and $0 for eligible VA and USDA buyers. Down payment assistance can reduce out-of-pocket cash further. The 20% rule is a myth.

What credit score do I need?

Most conventional programs start around 620; FHA can go lower. Pricing improves with higher scores. If yours needs work, Brett can point at the moves that raise it fastest.

What will my monthly payment be?
